ATCAP Partners acquired the Atlas TX Midwest portfolio through three separate acquisitions in late 2019. To enhance financing options, ATCAP purchased the Plano asset on an all-cash basis and later rolled that property into a single loan secured by all three projects. The investment strategy involved lease up of vacant suites, improving overall operating efficiency, and increasing rents of in place tenants to market levels. After a five-year hold, ATCAP determined the best approach to maximizing sale proceeds required selling each project in a standalone transaction. ATCAP successfully sold the portfolio in three separate transactions, resulting in a 19.6% internal rate of return and 2.3x equity multiple.
